Am I locked into a long term contract?Absolutely not! We operate on a month to month basis. All that we require is a 30 days notice if you decide to terminate our management agreement to allow for a proper and efficient property offboarding.

How quickly will you be able to get my property rented?We spend some time ensuring your property is ready for the rental market and attractive to potential tenants. The amount of time it’s on the market depends on competition, time of year, and the condition and price of your home. We will ensure it rents as quickly as possible to protect your rental income.

How do you price my property?We do an exhaustive analysis of comparable properties in the market and price your home accordingly. The goal is to earn you the most rent possible while minimizing your vacancy rate and ensuring we place the most qualified tenants.

What makes you different from other Property Management Companies?We believe we provide better communication and care for our customers because we’ve been in business for years. Working with us brings you a depth of knowledge that’s hard to find elsewhere.

What if my tenant doesn’t pay?Our strict tenant screening process greatly reduces the likelihood that your tenants won’t pay rent on time. However, bad things happen to even the best people, so if a tenant can no longer pay rent, we will begin the eviction process and place a tenant who can pay rent.

Are you a member of any professional organizations or hold any industry certifications?Michael Adcock is a proud member of the Institute of Real Estate Management (IREM) and serves on the DEI Advisory Board for IREM. Additionally, Michael is a member of the Austin Board of Realtors. Michael is proud to have earned his Accredited Residential Manager (ARM) credential from IREM and his Certified Apartment Manager (CAM) credential from the National Apartment Association (NAA) and is a licensed sales agent in Texas.

Where areas do you manage rental properties in?We currently service residential properties in Austin, Round Rock, Pflugerville, Manor, Cedar Park and Leander. Our service area is smaller than most as we want to focus on, and be available to, our clients and customers.

Do you list properties for lease while they are still occupied?Absolutely! We want to reduce any vacancy loss for our clients and work closely with our tenants to ensure that the property is in show ready condition.

Who will I speak to about my property?Michael works directly with owners and will be the main point of contact to all clients. He has a strict 24 hour turnaround time to clients.

Can I keep a key to the property?No. We do this to reduce any complaints or claims from tenants. Upon each tenant change, locks are rekeyed. Our team keeps keys in a secure location and if a property needs to be accessed for any reason other than maintenance repairs, a member of our team would be present. Remember, we are your representative and our job is to serve your needs.

How do you screen prospective tenants?We conduct thorough screenings on all tenants and occupants over the age of 18. We pull credit and criminal screenings, verify current employment and require proof of pay, and review rental history prior to making a decision for approval. Each prospective tenant is screened the same way and our policy is to accept the best qualified applicants.

Do I get to pick applicants or see their information?No. This is for yours and the prospective tenants benefit. Your involvement increases the odds of a federal fair housing lawsuit and adds additional liability that is unnecessary. You’ve hired us to perform these duties. We never share anyones information for privacy purposes and all information is kept secured.

What if my tenant needs to be evicted?As your full service property manager, we handle this for you! Owners are only required to pay for all legal and court costs incurred to oversee the eviction.

Rental PaymentsTenants pay us for their rent directly. Our team works to reduce delinquency with strategic practices to ensure that tenants are fulfilling their duties. We then pay our property owners their due amount from rents received from tenants by the 10th of each month.
